The flood risk data is not conclusive that the site will not flood and the assessment is arguably out of date with many of the tests carried out in 2014 and groundwater tests carried out in 2016/2017. The site is prone to flooding at the western boundary which adjoins Brooks Lane. Brooks Lane is already prone to flooding.

Policy A11 should be removed from the plan as the NPPF makes it clear that when determining any planning application, local planning authorities should ensure flood risk is not increased elsewhere.
