The identified land north of Park Farm is the lowest point of the Manhood Peninsular, below the 5 meter contour. It is already subject to problems of lying water accumulating due to poor drainage, and current inhabitants have problems with damp in their houses. It is highly vulnerable to flooding from sea level rise consequent to global climate change.
Any building here will require extensive mitigation in building design, over and above those houses already built which have many problems with damp. This is likely to make any development uneconomic. Selsey has one road in and out the B2145, until mitigation to this road, especially at the ferry corner as promised in previous planning applications is achieved there should be no more houses. Infrastructure problems providing Healthcare and education in the Village should be solved before there is more development
