Avoid piecemeal development
Lower transaction costs
Drainage
Mitigation for measures /Brent geese/bats
I am writing to express my support for the option to the west, it provides the most balanced and sustainable approach. it is well aligned to existing infrastructure, It is closer to key transportation links, so minimizes the need for car travel, this option nevertheless will need a pedestrian and cycle bridge over the busy railway line. Crucially the land to the west is owned by one owner, making negotiation for promoting this site more feasible, simplified and would avoid fragmentation or piecemeal development. There would be lower transaction costs and CIL would be simpler to negotiate. Development could be phased and it would make it easier to deliver essential services and much needed infrastructure.
Mitigation measures should include ecological assessments and most importantly the protection of over wintering Brent geese and the many bat species in this locality. Sustainable drainage systems, a green corridor and biodiversity net gains must be prioritized in the development.
