Comments and proposed amends.

Full text:

6.92, line 5 (in printed doc.) replace "planned" with "masterplanned". To make clear that the whole site and allocation will be masterplanned as a whole i.a.w. Policy S32.1. Note term "masterplanned" included in other AL Policies.
Line 7 (in printed doc.) add "education" to list of benefits and after "improved" insert "sustainable and".

Greater prominence (propose additional/separate paragraph) required in text of role of Tangmere Neighbourhood Plan's (TNP) Vision, Objectives and Policies in developing the site's Concept and Masterplan, given it is part of the Local Development Plan.

Paras 6.92 and 6.95 first bullet. Note comments on para 4.85 regarding Primary education facilities. Given size of revised housing allocation, TNP's One Village vision and aim for one primary school to serve whole village (envisaged to be about 2700 dwellings by 2035), provision for a 2FE expandable to 3FE primary school should be considered for incorporation within this site.

Para 6.95 opening sentence. Insert "master" before "planning".

Para 6.95 7th bullet. Given TNP provisions for enabling the expansion of the Museum, propose delete "or relocation".

Given this large site is only just (0.1km) outside of the Chichester Harbour SPA mitigation zone of influence and that it lies on the same side of Chichester as the allocations at AL2, AL3 and AL4 (therefore with minimal difference in travel times), it would appear that enhancement of its open space requirements could assist in minimising recreational pressure on both Chichester and Pagham Harbour SPAs and the National Park and help mitigate associated off site vehicle movements. This precautionary approach and supporting reason for enhanced open space within this site should be considered for inclusion in the supporting text and supports proposed amends to Policy AL14. Note DM30 references to residential schemes outside of the zone of influence in both Chichester and Pagham Harbour sections of that Policy.

Note should also be taken of the minimal proportion of second and holiday homes in Tangmere's overall housing stock compared with other localities in the Plan Area when assessing population increases arising from new development and associated infrastructure requirements.

Recommend bullet points in para 6.95 be numbered for ease of reference.
